In a recent development, VICI Properties, the owner and acquirer of real estate assets in the gaming, hospitality, entertainment, and leisure sectors, is exploring the possibility of acquiring Caesars Forum on the iconic Las Vegas Strip. This potential acquisition has been highlighted by Carlo Santarelli, an analyst at Deutsche Bank, who shared insights from a recent investor dinner with VICI Properties executives.
VICI Properties Aims for 8-10% Annual Yield
According to Santarelli, VICI Properties is targeting an annual yield of 8% to 10% on its properties, with potential deals playing a key role in achieving this goal. These deals could include traditional real estate acquisitions, growth fund partnerships, or credit extensions.
One of the acquisition options under consideration is the purchase of Caesars Forum from its primary tenant, Caesars Entertainment. Caesars Forum boasts 320,000 square feet of flexible meeting space, featuring two of the largest pillarless ballrooms capable of accommodating up to 10,000 attendees. The property offers state-of-the-art technology, innovative amenities, and top-notch service, making it a sought-after venue for large-scale events.
As Caesars Entertainment is VICI’s main tenant, the company holds a call option for acquiring the conference center. If VICI proceeds with the acquisition, it may pay 13 times the annual rent, provided the transaction is completed before 2028.

Besides considering the Caesars Forum acquisition, VICI Properties is keeping a close watch on the casino licensing process in New York. The company already owns the real estate of Empire City Casino and Yonkers Raceway, operated by MGM Resorts.
Santarelli noted that VICI is patiently awaiting the outcome of the New York downstate casino license process. If Empire City Casino secures one of the three casino licenses, allowing it to offer Class III gaming, MGM Resorts plans to invest $2 billion in the property’s development.
Should VICI participate in financing the transaction for Empire City Casino’s expansion, it could receive interest in return. However, this opportunity hinges on the approval of the casino license by the New York Gaming Facility Location Board, which recently welcomed two new members to potentially expedite the decision-making process.
